Reservations
1.1 Reservations are subject to availability and actual pricing at the time of booking.  PLEASE NOTE All bookings incur a booking fee of $39.60
1.2 Any verbal quote given is an estimate of price only. Quotes are subject to change without notice and not guaranteed until a deposit is received and a written advice on confirmation of the reservation.
1.3 All bookings must be secured with a deposit by credit card at time of booking. A non-refundable deposit of 50% per suite is deducted from the nominated credit card to confirm the booking. Payment will indicate acceptance of these booking conditions. An email will be sent to confirm receipt of the deposit.
1.4 The balance is payable 1 week prior to arrival. Any additional costs incurred during the stay are payable on departure.
1.5 4% surcharge will apply to AMEX credit card transactions. 2.5% surcharge will apply to Visa and MasterCard.
1.6 Request for 'Bed configuration' must be confirmed upon booking. If no request has been made 'Bed configuration' remains as per suite layout.
1.7 Whilst we attempt to satisfy all special requests, we are unable to provide a guarantee. Request for specific suites/ floors cannot be guaranteed.
1.8 The person who makes/confirms a booking on behalf of another person shall be deemed to have accepted the booking Terms and Conditions on behalf of all persons named in the booking.

Rates
2.1 Rates quoted on this website are subject to change at any time without notice.  PLEASE NOTE All bookings incur a booking fee of $39.60

2.3 Minimum length of stay restrictions apply to certain rates during special event periods.
2.4 All prices and conditions should be confirmed at the time of booking.
2.5 Amarna Resort can sometimes include third party products in special packages. In this case Amarna Resort shall not be liable under any circumstances for any failure by those service providers to fulfill such arrangements nor for any error, alteration or change of any kind made by those service providers following the acceptance of the booking by them.

Check-in and Check-out
3.1 Check-in time is 3pm
3.2 Check-out is strictly 10am. Penalty fee of up to 50% of the contracted rate apply. Penalty of one night’s tariff applies for check-out after 2pm.
3.3 Request for Check-in and Check-out times are subject to availability and nor guaranteed, charges may apply.
3.4 For guaranteed arrival prior to 3pm, a suite must be reserved from the previous night and therefore includes an additional nightly charge.

Photo ID and Security Deposit
4.1 An acceptable form of photographic identification will need to be produced upon check-in & a Guest Registration Form completed.
4.2 The registered guest name must exactly match the name provided on the photo identification. This person is responsible and liable for the suite/s and its contents for the period of registration regardless of whether the registered guest is present or not at the time the incident occurs.
4.3 A copy of a valid credit card accompanied by the same ID provided will be required upon check-in and may be used to cover incidental items such as (but not limited to): any breakages/ damages incurred during your stay, or cleaning charges in excess of the normal level of cleaning.
4.4 Where a credit card is not available a minimum of $1000.00 cash deposit will be required on the 1 bedroom apartments, $2000 cash deposit will be required on the 2 bedroom apartments and $3000 cash deposit will be required on the 3 and 4 bedroom apartments.  Please contact reception prior to your arrival to confirm charges. We do not accept personal or company cheques, money orders or foreign currency on arrival. Security deposit will be returned by EFT once the suite/s has been checked by our staff, subject to retention of any amount required to rectify any damage/s to the suite/s.

Cancellation Policy
5.1 Cancellations will incur a loss of deposit paid per suite or one night’s accommodation amount whichever is greater.
5.2 Cancellations to all Public and School Holiday bookings will forfeit 100% of the total booking amount.

REASONS FOR POLICY
While we always regret the necessity to impose charges upon guests who do not use the accommodation, we have found it necessary to make these charges in the certain circumstances set out above in the hope that it will encourage guests to assist us in advising of any travel changes at an early time to allow us to relet the room with minimal loss.

We hope that you will understand the basis of our policy and to keep us informed of your plans to avoid any unnecessary charges.

Refund Policy
6.1 No shows will incur a loss of the total booking amount.
6.2 There are no refunds if you are dissatisfied with any aspect of the accommodation and decide to terminate your stay.
6.3 There are no refunds for early departure.
6.4 There is no credit or transfer of stay under any circumstance.

Additional Charges/ Surcharges 

7.1 Number of Guests should not exceed the maximum number of occupants per suite/s. Surcharges will apply for excess guest/s.

7.2 Upon arrival any amendments made to the booking will be subject to availability, charges apply. Change of suite/s during your period of stay is subject to availability. Due to unavailability to relet the suite/s penalty fee and additional cleaning charges apply.

7.3 Please return suite cards to front office upon check-out. Lost or unreturned cards will incur a fee of $50 per card. Lost or unreturned key for Suite 201 & 301 will incur a fee of $700 per key.
7.4 At all times during your stay the suite/s must be left in a similar state to its condition as upon arrival. This includes all kitchenware and all furniture to strictly remain in the individual suites. All furnishings that are the property of Amarna Resort cannot be removed or re-arranged at any time throughout your stay. An additional cleaning fee of up to $500 will incur if suite/s are left in an unacceptable manner.
7.5 Damage to suite/s and all furnishings a fee of up to $500 apply. Extra costs apply to damages at nature of requirement.
7.6 Stained towels, missing items and damages to any kitchenware and all suite furnishings will incur a replacement charge.
7.7 All Amarna suites are non-smoking. An additional cleaning fee of up to $500 may be applied to your account if we suspect there has been smoking in the suite. Smoking is only permitted on the balcony/ terrace with internal doors closed provided it doesn’t impact on the comfort of other resort guests.
7.8 No items are to be thrown over the balconies (including cigarette butts). It is a potential hazard to people staying below your suite and to the environment. Charges apply.

Resort Policies (Please also refer to the Guest Handbooks within your suite)
8.1 Any breach of the Resort Policies and Regulations may result in cancellation of your stay, and the full cost of your accommodation forfeited.
8.2 The facilities of Amarna Resort are strictly for the exclusive use of registered guests only. Therefore, visits from family or friends are not permitted on the resort premises, or to use the resort facilities. Amarna Resort reserves the right to charge a fee on your credit card upon these circumstances.
8.3 There is one car space allocated to each suite. For the convenience of all resort guests please ensure that your vehicle is parked according to your suite number.
8.4 Bed configurations are strictly as per suite layout. No rollaway/ additional beds allowed in suites. Cots are available for hire for children up to 2yrs old.
8.5 In the event that any appliance or service breaks down every reasonable endeavour will be made to repair or replace an alternative. The Manager or owner accepts no responsibility for any inconvenience. Nelson Bay has limited access to tradespersons and your patience is sought should this occur.
8.6 The Manager may inspect the apartment at any time with reasonable notice and at any time without notice if the Manager is of the opinion that there has been a breach of Resort Policies and Regulations.
8.7 Description of the Resort and the suites are made in good faith but no responsibility for mis-description can be accepted. Each suite is furnished to a standard but as each suite is owned individually they will therefore experience some different furnishings which are in addition to the standard fit-out, so please enquire first as to what the standard furnishings are. Specific requests will be noted on each reservation however no guarantee will be made.
8.8 All care is taken, but no responsibility can be accepted by Amarna Beach Resort or its employees for valuables damaged, misplaced or removed from the suite/s or cars on the property.
8.9 Resort Pool & Spa is open between 7am – 9pm daily.

Resort Servicing
9.1 Amarna Resort offers a Daily 'Refresh' Service if requested. Servicing is simply all beds made, replacement of towels (if required), top up of amenities and removal of garbage.
9.2 Reservations of 7 Nights or longer will receive a complimentary mid stay service provided on the 4th day of stay.

Resort Regulations/Code of Conduct (Please also refer to the Guest Handbooks within your suite)
10.1 No party policy.
10.2 Please be aware that noise from your balcony/ terrace carries throughout the resort. For that reason limiting the noise between 10:30pm until 7:00am is greatly appreciated. Please respect these hours for all resort guests’ enjoyment. Resort Management reserves the right to remove any persons from the premises for any breach of the Resort Policies and Regulations.
10.3 Unsafe and or offensive behaviour will not be tolerated within the resort premises.
10.4 Your children are to be supervised at ALL times. This includes: in suites, pool areas, car parks and grassed areas.
10.5 Skateboards/ scooters/ bicycles are not permitted within the resort premises at any time.

10.6 No animals are permitted on resort premises, including in vehicles at the resort.
